Think About It…

Think About It….
What have you learned after buying your house, that would be a deal breaker if you were to do it over again?

I’m personally more knowledgeable about viewing GIS maps to have a better understanding of the lot/ location- does the lot contain wetlands, are there wet/ swampy areas nearby (mosquitoes), which way does your land slope? Does it slope towards the house, away from the house? What does the LOT look like after the snow melts, or after a heavy rain? Are the lots around you higher up, so when it rains, their rain all runs off into your yard or is your lot higher up, and your rain runs into your neighbors yards? Are you in a Historic District, Historic Home, busy/ quiet road, do you have an HOA, neighborhood or no neighborhood, etc. Well water/ city water? Septic system or town sewer? AC/No AC? Many things to think about…

Sellers Listen Up

Sellers, LISTEN UP! If you want a CHANCE to SELL YOUR HOME in TODAYS MARKET, YOU need to CHANGE your mindset!

Previously, buyers were trying to submit offers on homes BEFORE the agent had a chance to stick the For Sale Sign in the yard. Long gone are the days of long lines at open houses, tons of offers, with multiple bidding wars etc.

The market is changing/ adjusting every single day. It is important that your home is PRICED ACCURATELY. Your agent can help you check the most recent sales comps within 30-60 days. The longer your home sits, the less likely that you are going to get your original list price.

Bathroom Ventilation

If you have a bathroom with a tub and a shower, this advice is for you!

– Use the bathroom fan on a regular basis to avoid moisture buildup.
ALWAYS keep the fan running during your shower/bath as well as afterwards, to help remove all of the moisture in the air.
-Keep bathroom windows open during shower/bath with the fan running to help eliminate the moisture in the air faster.
TOO MUCH moisture buildup can lead to peeling paint, mildew, and mold, that can cause health issues.

Check your bathrooms, do you notice paint peeling, mold or mildew buildup? Do you have a WORKING fan installed? If not, it’s time to get one installed ASAP.
